HUD Fair Market Rent & Income Limits Explorer

This product uses the HUD User Data API but is not endorsed or certified by HUD User. Fair Market Rents (FMR), Income Limits (IL), and MTSP Income Limits by county/town or HUD Metro FMR Area. You can also generate a state-wide FMR summary and a Hawaiʻi-only Income Limits summary with CSV exports for spreadsheets and grant reports.

Powered by the HUD User API (/fmr, /il, /mtspil) through a CherThere server-side proxy. Your HUD token never touches the browser.

1. Choose year & area

Start with a year, then either: (a) pick a state and county/town, or (b) search for a HUD Metro FMR Area.

Example: 2024. Blank = HUD latest. For Income Limits 2025, HUD uses an updated FIPS list.
Used for county/town lookup and FMR state summary.
Uses /fmr/listCounties/{statecode} with ?updated=2025 when year = 2025, then /fmr/data, /il/data, /mtspil/data.
Uses /fmr/listMetroAreas → /fmr/data, /il/data, /mtspil/data for the selected metro.
Lists a subset of HUD Metro FMR Areas. Use the filter box to narrow results.
Uses /fmr/statedata/{statecode} with the year above (or latest).

This tool uses a CherThere server-side proxy so the HUD API token stays on the server: hud-proxy.php and hawaii-il-state-summary.php. No personal data is stored.

Use the state dropdown and click Load state summary to fetch /fmr/statedata/{statecode} for the selected year (or latest).

Hawaiʻi Income Limits summary (HI only)

Loads aggregated HUD Income Limits for all Hawaiʻi counties and towns using hawaii-il-state-summary.php. Uses the selected year above, or HUD’s latest if the year is blank.

For debugging: shows the last responses from /fmr/data, /il/data, /mtspil/data, /fmr/statedata, and the Hawaiʻi-only IL summary.
